Landlord Boiler Safety Responsibilities in BC
Safe heating is part of a habitable rental.
Landlords in British Columbia are responsible for providing safe, working heating and hot water. For rentals with combi boilers, that means ensuring the appliance is installed by a licensed gas fitter, serviced regularly, and that CO alarms are in place and working.
Keeping service records protects both tenants and landlords.
Good practice for landlords
- Use only licensed gas fitters for any boiler work
- Schedule annual professional servicing
- Provide and maintain working CO alarms
- Keep records of servicing and repairs
- Respond promptly to reported heating faults
This is not a DIY repair
Combi boilers are gas-fired appliances regulated under the BC Safety Standards Act. Opening the unit, touching the gas valve, or working on the flue without a valid BC gas-fitter licence is both unsafe and illegal. Diagnosing the fault is helpful — fixing it should always be left to a certified technician.
