Water Quality, Sludge & Your Combi Boiler
The invisible factor behind many boiler failures.
The water circulating inside your heating system matters more than most homeowners realise. Over time, corrosion creates a black iron-oxide sludge that settles in radiators and restricts flow, causing cold spots, noise, overheating and premature pump and heat-exchanger failure.
Magnetic filters, corrosion inhibitor and periodic power flushing protect your investment.
How to protect your system
- Fit a magnetic system filter to capture sludge
- Maintain corrosion inhibitor levels
- Power flush an old or sludgy system before a new boiler
- Address cold-at-the-bottom radiators (a sludge sign)
- Include a system check at every annual service
Why it matters for new boilers
Installing a new combi boiler on a dirty old system is a common cause of early failure. We recommend a flush and a filter when appropriate to protect your new unit and its warranty.
This is not a DIY repair
Combi boilers are gas-fired appliances regulated under the BC Safety Standards Act. Opening the unit, touching the gas valve, or working on the flue without a valid BC gas-fitter licence is both unsafe and illegal. Diagnosing the fault is helpful — fixing it should always be left to a certified technician.
