Combi Boiler Efficiency Explained (AFUE)
Decoding the efficiency rating that affects your bills every winter.
AFUE (Annual Fuel Utilization Efficiency) measures how much of the gas your boiler burns actually becomes useful heat. A 95% AFUE condensing combi boiler turns 95% of the fuel into heat, versus perhaps 70–80% for an older non-condensing unit.
Over a long BC heating season, that difference shows up directly on your gas bill — which is why upgrading an old boiler often pays for itself.
How condensing boilers achieve 95%
- They extract extra heat from flue gases by condensing water vapour
- Modulating burners match output to demand
- Low return-water temperatures maximise condensing
- Smart controls and weather compensation add further savings
Getting the most from efficiency
Efficiency on the box is only realised with correct sizing, low-temperature operation, smart controls and annual servicing. A well-set-up condensing combi delivers its rated efficiency; a poorly configured one won't.
This is not a DIY repair
Combi boilers are gas-fired appliances regulated under the BC Safety Standards Act. Opening the unit, touching the gas valve, or working on the flue without a valid BC gas-fitter licence is both unsafe and illegal. Diagnosing the fault is helpful — fixing it should always be left to a certified technician.
