Troubleshooting

Frozen Condensate Pipe

A common cause of winter boiler lockouts in BC cold snaps.

Licensed & Insured Gas-Certified Technicians Serving Vancouver Since 1999

Condensing combi boilers produce acidic condensate that drains away through a small plastic pipe. In a hard freeze, that pipe can freeze and block, causing the boiler to lock out — a frequent cause of 'no heat' calls during BC cold snaps.

Thawing an accessible external section gently (per your manual) sometimes restores operation, but recurring freezing means the pipe routing should be corrected by a technician.

Signs and safe steps

  • Boiler lockout with a gurgling sound during cold weather
  • A fault code referencing condensate or pressure
  • Gently warm an accessible outdoor section with warm (not boiling) water
  • Never use a naked flame
  • If it recurs, have the pipe re-routed or insulated

This is not a DIY repair

Combi boilers are gas-fired appliances regulated under the BC Safety Standards Act. Opening the unit, touching the gas valve, or working on the flue without a valid BC gas-fitter licence is both unsafe and illegal. Diagnosing the fault is helpful — fixing it should always be left to a certified technician.
