Boiler Water Dripping
Water dripping from your boiler is never normal and should be investigated promptly. Even a small drip can indicate a failing internal seal, gasket, or component that will worsen over time — potentially causing water damage to your boiler's electronics or your property.
The location of the leak tells you a lot: water from the bottom often means a pump seal or internal pipe joint; water from the pressure relief valve discharge pipe means the system is over-pressuring or the valve itself has failed. Our licensed technicians trace every leak to its source and fix it permanently.
Common Sources of Boiler Water Dripping
The most common leak sources are: pump seals (especially on older boilers), heat exchanger o-rings or gaskets, automatic air vent seals, internal pipe connections that have loosened, and the pressure relief valve either discharging (due to overpressure) or leaking (failed seat). Condensing boilers may also drip from the condensate pipe if it's blocked or cracked.
Our Leak Repair Process
We trace the leak to its exact source — not just where the water appears. We inspect pump seals, heat exchanger connections, automatic air vents, and internal pipework. Once identified, we provide a fixed written quote for the repair. Most leaks are fixed same-day using genuine OEM seals and gaskets.
This is not a DIY repair
Combi boilers are gas-fired appliances regulated under the BC Safety Standards Act. Opening the unit, touching the gas valve, or working on the flue without a valid BC gas-fitter licence is both unsafe and illegal. Diagnosing the fault is helpful — fixing it should always be left to a certified technician.
