Carbon Monoxide Testing & Gas Leak Detection

Boiler Safety Inspection

Licensed & Insured Gas-Certified Technicians Serving Vancouver Since 1999

A boiler safety inspection is a focused examination of your boiler's critical safety systems. We test for carbon monoxide emissions, scan for gas leaks, verify flue and venting integrity, and ensure all safety controls are functioning correctly. This is the minimum service every gas boiler should receive annually.

Carbon monoxide is odorless and invisible — the only reliable detection method is a calibrated electronic CO analyzer used by a trained technician. Our TSSA/BC gas-certified professionals test CO levels at multiple points, including the flue, heat exchanger, and living space. If elevated CO is detected, we identify the source immediately.

What We Check During a Safety Inspection

Our boiler safety inspection focuses on the systems that protect your family and property. Every check is performed with calibrated instruments and documented in your service report.

  • Carbon monoxide emissions testing at flue and ambient air
  • Electronic combustible gas leak detection on all connections
  • Flue gas vent piping inspection for leakage, corrosion, or blockage
  • Combustion air intake inspection — clear and unobstructed
  • Safety limit switches: high-limit, rollout, blocked vent
  • Low water cutoff operation test
  • Pressure relief valve inspection and discharge pipe check
  • Boiler cabinet seal integrity — no combustion gas leakage into room
  • Condensate drain system check for blockages
  • Gas valve safety shutoff verification
  • CO detector placement and functionality check
  • Flame pattern and combustion quality visual inspection

Carbon Monoxide: What Every Homeowner Should Know

Carbon monoxide is produced when gas doesn't burn completely. A properly maintained boiler produces negligible CO. But a cracked heat exchanger, blocked flue, or incorrect gas-air mixture can produce dangerous CO levels that seep into your living space.

Symptoms of CO exposure include headaches, dizziness, nausea, and confusion — often mistaken for flu. If your CO detector alarms, evacuate immediately, call 911, and do not re-enter until the fire department clears the home. Then call us to inspect your boiler before using it again.

We recommend having at least one CO detector on every floor of your home, especially near sleeping areas. We check your detectors during every safety inspection and can supply and install new ones if needed.

When You Need an Immediate Safety Inspection

Schedule an emergency safety inspection immediately if you notice any of these warning signs. Do not use the boiler until it has been inspected by a licensed technician.

  • CO detector has alarmed or is showing elevated readings
  • Yellow or flickering burner flame instead of steady blue
  • Soot or black marks around the boiler or on walls near the boiler
  • Unusual odors near the boiler — gas smell, burning, or exhaust
  • Excessive condensation or moisture on windows near the boiler
  • Pilot light keeps going out or is yellow/orange
  • Boiler has been flooded or exposed to water damage
  • After any major home renovation that could affect venting

This is not a DIY repair

Combi boilers are gas-fired appliances regulated under the BC Safety Standards Act. Opening the unit, touching the gas valve, or working on the flue without a valid BC gas-fitter licence is both unsafe and illegal. Diagnosing the fault is helpful — fixing it should always be left to a certified technician.
